How lenders see

Your income, existing mortgage payments and the rent a property earns all play a part. Depending on the program, rent may be added to income or used to offset some of the property’s costs.

Your current rentals matter too. Lenders may review their rents, mortgages and expenses alongside the down payment for the new purchase. The property’s unit count and whether you will live there can also affect which programs are available.

Which lender fits?
  • A lenders: Banks and credit unionsMay count a portion of documented rent or use net rental income. Your income, existing debts and the property are also assessed.
  • B lenders: Alternative lendersMay use different approaches to rental income and existing properties. Compare the down payment, total cost and mortgage terms.
  • C lenders: Private lendersOften offer short-term, interest-only financing at a higher cost. A realistic plan to refinance, sell or repay at the end of the term is essential.

The application process

Puneet’s Level 2 licence covers bank, alternative and private lending. These are the main stages of an application.

1Review the full pictureGather your income details, current mortgages, rental income, property expenses and available down payment. Together, they show how a new purchase may fit alongside properties you already own.
2Compare lending optionsReview how each lender counts rent, the down payment it requires, and mortgage payments, total cost and terms. Weigh those details against your existing commitments and plans for the property.
3Prepare for closingProvide the documents the lender requests, review the mortgage agreement and meet any conditions attached to the offer. Your lawyer completes the legal steps before funds are released for purchase.

Questions people ask

Does rental income count when I apply?

It may. Depending on the property and mortgage program, a lender may use a portion of gross rent or net rental income. Existing rent and projected rent can be assessed differently. The lender will ask for documents to support the amount used.

How much do I need for a down payment on a rental property?

A rental property generally calls for a larger down payment than a home you will live in. The requirement depends on the property, lender and mortgage program. Plan for closing costs and ongoing property expenses as well.

Can I use equity in my home to buy a rental?

Potentially. Available home equity may be accessed through a refinance or home equity line of credit and used toward a purchase. The amount available, borrowing cost and new payments all need to be considered alongside your existing obligations.

Is there a limit to how many properties I can finance?

Lenders set their own rules for multiple properties. They may review the number of homes you finance, the rent they earn, your existing payments and your available down payment. Your full portfolio helps determine which programs may be available.

Does it matter if I buy through a corporation?

Yes. Some mortgage programs allow corporate borrowers, sometimes with a personal guarantee or co-borrower. Eligibility and documents vary by lender. Discuss the legal and tax implications with your lawyer and accountant before choosing an ownership structure.

What documents will I need?

The lender sets the final list. Common starting points include:

  • Photo ID and proof of income, including tax documents where relevant
  • Mortgage statements and property tax bills for properties you own
  • Leases or records of rent received from existing rentals
  • Proof of your down payment and closing costs
  • For a purchase, the purchase agreement and property details

The lender may request additional documents, such as an appraisal or corporate records.
